When something breaks in Florida, someone answers
Property care and maintenance coordination for owners who don't live here. We manage our own Florida property from out of state — we know the 2 AM water heater call and the scramble to find a contractor who actually shows up. So we became that contact.
We are not a real estate brokerage. We don't lease your property and we never touch your rent. We're the people on the ground.
What We Handle
Everything physical about owning a Florida property from somewhere else — the calls, the vendors, the inspections, the documentation.
24/7 Emergency Response
One number, answered day or night. A real person, not a voicemail queue.
- Water intrusion, AC failure, power, lockouts
- Someone at the property, not on hold
- Storm and hurricane preparation
- You get a call and photos, not a surprise bill
Vendor Coordination
Licensed, insured contractors — scheduled, supervised, and documented. You pay them directly, at their price.
- State license and insurance verified before any vendor touches your property, re-verified annually
- Bids obtained and presented to you for approval
- No markup, ever — we don't do the work ourselves, so we have nothing to inflate
- HOA access, gate arrangements, and utility transfers handled
Inspections & Reporting
A dated photo record of every visit and every repair, so you can see your property without flying to it.
- Scheduled interior and exterior walkthroughs
- Dated photo documentation on every visit
- Turn and make-ready coordination between tenancies
- Seasonal work: AC servicing, shutters, water shutoff
What We Don't Do
Worth saying plainly, because most companies in this space won't.
Golden Key Estates is not a real estate brokerage. We do not advertise your property for rent, show it, screen applicants, prepare or sign leases, collect rent, or hold security deposits.
In Florida, every one of those requires a real estate license — and a company that does them without one is breaking the law. We don't. And we'd tell you the same thing about anyone else who offers to.
If you need leasing or rent collection, we'll point you to a licensed Florida brokerage and stay out of the money entirely. Your rent goes where it should, and we stay focused on the part we're actually good at: making sure someone competent is standing in your property when it matters.
How We Charge
A flat monthly fee per property. Priced on the property, not on your rent.
Flat monthly fee
Set per property, based on size, type, and how often we're there. Never a percentage of your rent.
No markup on repairs
You contract with and pay the contractor directly, at their price. We never touch the invoice.
No setup fees
No onboarding charge, no minimum term dressed up as a discount.
Tell us the address and what you need covered. You'll get a flat number, in writing.
We Know What Remote Owners Deal With
It all began when we were managing our own rental property from out of state. One night, the water heater failed, and our tenants were left without hot water. We needed someone to act fast, but no one was available. That moment made it clear: reliable, hands-on property care was hard to find.
So we built it ourselves. We carefully vetted and built a network of licensed, insured contractors who show up when it matters. We created systems to stay ahead of maintenance, document every visit, and keep tenants comfortable — because that's what we wanted for our own property.
Today we bring that same level of care, urgency, and transparency to every property we look after. We kept the scope narrow on purpose. We're the boots on the ground — and we do that one job properly.
